What is your cancellation policy?
When booking the flexible rates, the following conditions apply:
22.03.2023 - 22.12.2023: 14 days before arrival
22.12.2023 - 07.01.2024: 60 days prior to arrival
07.01.2024 - 10.02.2024: 14 days before arrival
10.02.2024 - 05.03.2024: 60 days before arrival
05.03.2024 - 22.12.2024: 14 days before arrival
22.12.2024 - 07.01.2025: 60 days prior to arrival
Thereafter 100% for the entire stay.
Please note that reservations can only be cancelled in written.
In the event of an official border or hotel closure (travel ban), you can also cancel or rebook at short notice free of charge. Please note: a travel warning is not a travel ban.
We recommend you to take a travel cancellation insurance with „Europäische Reiseversicherung“ which you can find here.
When are the check-in and check-out times?
Your apartment will be ready for you to move in from 6 pm on the day of your scheduled arrival. Please vacate the apartment by 10 am on the day of your departure.
When is the spa open?
The All-Suite oasis of relaxation is open daily in winter from 05.00 until 08.00 pm. You can find sauna towels in your appartment.
The oasis of relaxation is not open in summer.
Which is included in the service package?
With our service package you are provided with bed linen and towels upon arrival. Furthermore, basic equipment of cleaning materials, toilet paper and kitchen roll is provided in your apartment. You also receive a starter pack including coffee, tea, salt and pepper. Of course, the final cleaning of your apartment is also included in the package.

How are the terms of payment?
Your stay includes accommodation at the current best available rate.
Free cancellation is not possible and 100% of the total amount must be paid at the time of booking.
We recommend purchasing travel insurance at the time of booking.
A credit card guarantee is required for flexible rate bookings.
Your credit card will not be charged at the time of booking but will be held as a guarantee.
Full payment is due by the appropriate cancellation deadline.
In case of cancellation outside the cancellation deadlines or no-show, we take the liberty to charge or invoice the total amount from the given credit card.
You are welcome to do this by credit card (Mastercard, Visa, Diners Club/Discover, American Express, Union Pay, JCB, Maestro and V Pay) or by bank transfer.

How much does the cleaning of my apartment during my holidays cost?
The costs for intermediate cleaning on request amount to:
€ 160,00 for Apartment 1 Bedroom
€ 180,00 for Apartment 2 Bedrooms
€ 200,00 for Apartment 3 Bedrooms
Are there any additional fees or taxes?
All taxes and fees are included in the apartment price, except the fee for final cleaning and tourism tax. Tourism tax is € 2,00 per person per night (from 15 years).
Do you offer the option of putting up extra beds in the apartments?
Upon request, we can prepare the sofa bed in your living room to comfortably sleep one additional guest. In the off-season (Easter, spring, and autumn), a surcharge of € 55.00 per night. We are also happy to provide children’s beds for a fee of € 50.00 per stay; highchairs are available for € 30.00 per stay. Please let us know in advance about your wishes and needs.
Are dogs allowed in the apartments?
We also welcome your four-legged friend. But it is required to inform us upon booking. We charge a fee of € 29.00 per day/dog exclusive pet food.
Our Premium Apartments 1 or 2 Bedrooms can only host one dog.
Our Premium Apartments 3 Bedrooms have enough room for up to two dogs.
Where can I park my car?
Our resort has free parking for our direct bookers.
Are there any options to dine out?
In the village centre, you can find several traditional restaurants, each waiting to spoil you with their own delicious cuisine. We also recommend the local mountain huts, which turn your holiday into a culinary journey of discovery with savoury and sweet dishes. Enjoy a great variety of offers from pizza and Asian-inspired dishes to local Kaiserschmarren and Wiener Schnitzel.
Are there any shops?
The local Kühtai Shop provides everything you need for a relaxed holiday with us. Buy groceries, souvenirs, magazines, and newspapers only a short distance from your holiday home. The close-by Ötztal offers many more shopping opportunities.
Can I wash my clothes at the All-Suite Resort?
Yes, of course. You can use our washing machine, connected with detergent dispenser, against a small fee.
